Denman North has arrived

2. Appoint a solicitor

Engage a solicitor to act on your behalf. We recommend your solicitor reviews the contract prior to auction day.

You will be required to provide your solicitor’s details when you register online for the Auction.

3. Register for the Auction

Auction registrations closed at 4pm, Thursday 3 June 2021.

If you are unable to attend the Auction you can appoint someone to bid and sign the contract on your behalf. To do this, download and complete the Appointment of Agent form. You can submit the form and a copy of your ID with your online registration or the person you appoint to act on your behalf can bring them to the Auction.

The person you are appointing to act on your behalf will need to present original copies of their own photo identification when they check-in at the Auction.

4. Arrange your deposit

Contact your financial institute to arrange your deposit.

You are required to exchange contracts with 5% of the purchase price on Auction Day.

If you are paying by cheque the amount should be 5% of the maximum amount you are willing to pay. If this ends up being more than 5% of the purchase price you can have the difference refunded or it can be deducted from the settlement amount.

5. Auction day and process

The Auction will commence at 10am, Tuesday 8 June 2021.

The Auction will take place at the Pialligo Estate Glasshouse at 18 Kallaroo Road, Pialligo – Download map.

You must check-in when you arrive to receive your bidding paddle. Check-in will open at 9.30am.

You will need to bring photo identification for everyone that will be listed on the Contract for Sale and your deposit (5% of the purchase price), which is the minimum deposit payable on Auction Day.

If you are a successful bidder at Auction, you will be required to pay your deposit immediately after the fall of the hammer.

Payment can be made by cheque or direct deposit. Cheques must be made out to Clayton Utz Trust Account. The following details can be used for bank transfers:

Your deposit receipt needs to be emailed to sales@capitalestate.com.au prior to leaving the Auction.

6. Settlement

Settlement is anticipated to occur late 2022. We will provide regular updates regarding civil construction and when settlement is likely to occur. The balance of your purchase is payable at Settlement.
